(ROOMCON2 20230606LH) Conditions for renting a room at Oudwijkerveld 65 , Utrecht , version 20230606 . 1a. The owner lets out to the tenant the room with fittings and furniture , 1b. The tenant has shared use of kitchen, toilet, outer space, corridor, shower at first floor, and common room at ground floor frontside , and internet by wifi . 1c. Each room is fit with a POTS-housephone . 1d. Special condition for groundfloor room : Very occasionally the owner may request the use of the groundfloor room for half a day , for a refund of E 20.-- . 1e. Special condition 1 for places on topfloor and vide : The area rented out is only the direct surroundings of the mattress , up to roughly 50cm from the mattress . 1f. Special condition 2 for places on topfloor and vide : When the renter is not home the owner may access the topfloor or vide . 2. When a condition below is in conflict with Dutch law then Dutch law takes precedence . 3a. The tenant will pay a monthly rent plus variable (in winter more than in summer) service-costs of gas, electricity ,water and supplies . 3a2. In the fixed monthly rent is included Euro 40 for service-costs . 3c. The rent for possibly extra days will be per day up to 5 percent of the monthly rent . 4a. Payment of the rent over the current month is to be received by the owner before the seventh day of the month . 4b. Gas/el/w-costs over the previous month should also be paid before the seventh day of the month . 4c. Payments should be done preferably by internet to ING bank accountnr. NL08INGB000 2305178 of L Horowitz , or else in cash for a fee of 2 euro (small notes prefered) . 4d. The tenant may set up a standing order for the basic rent on 1st of every month . In that case payment of the excess costs can be postponed until either these costs exceed Euro 100 , or in the month of May , or on leaving . 4e. If tenant has not paid before the 7th (see 4a and 4b) then tenant has to pay a debit rent over outstanding bills from the second workingday after the date of sending the bill , amounting to 0.04% per day . 5a. The tenant agrees to take part in cleaning the facilities in shared use . 5a1. Utensils and facilities should be cleaned right after use . 5a2. Your foodstuffs , particularly foodstuffs in fridge , have to be regularly checked whether they are still usable , and not deteriorating . 5a3. Foodstuffs must be protected (put in storage or boxes) to deprive mice . 5b. Rather no smoking or limited in extent . 5c. After 23.00 and before 10:00 (Mon.-Fri. 08:00) it should be as a rule be quiet (for the neighbors ; exceptions permitted after consultation with owner) . 5d. After 19:00 please as a rule no continuous loud noise (neighbors ..) . 5d1. At all times tenants should not produce more sound and noise than needed . 5d2. Soundblasters and the like are not permitted in this house . 5e. Please donot use more gas and electricity than needed. 6a. The room may not be sublet to a third party without written permission of the owner . 6b. No copying of keys permitted . Spare keys can be obtained from the owner . 6c. Guests for more than two days should be noted down with dates and names on the Messages-list (situated in corridor near kitchen) . 6d. It is appreciated when also your absences from the house for more than two days are noted down on this Messages-list . 7a. For purposes of keeping up the house , the owner may enter the room in cases of emergency or else after appointment with the tenant . 7b. The room's fittings and furniture can only be changed after permission of the owner . 8. The owner accepts no liability for any damage to the property of the tenant except gross negligence of the owner . 9a. The tenant may terminate this agreement at any time with a months' written notice, but the tenant will try to inform the owner at an earlier time . 9b1. If the tenant gives serious problems, then the owner may terminate this agreement with a two-weeks' written notice 9b2. If the house is on sale then this agreement can be terminated with a 3 months notice , otherwise if there are pressing circumstances with something like a six-months' notice . 9b3. Room assignment can change when both owner and renter agree, and in emergencies and when owner needs the room for personal use. In case of moving to another room a new basic monthly rent will be established. 9c. On vacating the room the tenant will leave the room in the condition as it was before occupying . 10a. The minimum period of stay is one month . 10b. On signing this agreement the tenant will pay a deposit (usually Euro 150) , which the owner will return on leaving, deducting remaining costs for repairments, service and telephone . ________________
